Frequently Asked Questions

Get answers to common questions about land surveying in Florida.

How much does a land survey cost in Florida?
Florida survey work is quoted per project rather than from a rate card. What it costs is set by the work it takes — boundary research, fieldwork, recovering or establishing the applicable property corners, marking the accessible corners, and preparing a signed and sealed survey — and it varies with parcel count, scope, location, access, vegetation, travel and existing monumentation. For context on the underlying cost of the work, published Florida government contracts for 2024-2026 put a two-person survey crew at $130-$281 per hour and a licensed surveyor at $136-$383 per hour (source: negotiated rates in Florida city, county, special-district and FDOT contracts, 2024-2026). Those are general market rates, not a quote. Send us the address and we will quote your project.
How long does a land survey take?
Most residential boundary surveys are completed within 5-7 business days from scheduling. Simple surveys can sometimes be completed in 2-3 days. More complex surveys like ALTA or large topographic surveys may take 2-3 weeks. We provide realistic timelines upfront and consistently deliver on schedule.
Do I need a survey before buying property?
While not always legally required, getting a survey before buying property is highly recommended. A survey reveals property boundaries, easements, encroachments, and potential issues that could cost thousands to resolve later. Many title companies and lenders require surveys for good reason.
What's the difference between a boundary survey and an ALTA survey?
A boundary survey determines property lines and corners. An ALTA/NSPS survey includes everything in a boundary survey plus additional requirements like improvements, easements, rights-of-way, and detailed measurements. ALTA surveys meet national standards and are typically required for commercial real estate transactions.
Are you licensed to survey in all Florida counties?
Yes! Our Professional Surveyor and Mapper (PSM) is licensed by the State of Florida and can legally survey in all 67 Florida counties. We regularly serve clients from Miami-Dade to Pensacola and everywhere in between.
